About

The Federation

Om Nagar Cooperative Housing Society Federation was formed in 2001 and got it registered in 2003. Sole object was to co-ordinate the welfare activities for all member societies. Now the perspective of the Federation has broadened. The Redevelopment of Om Nagar Layout  as one unit through a developer is a dream aim of Federation. The short background of this entire modified vision can be traced back to 2010.

In 2010, things started moving swiftly. Everything was getting obstructed just because of lacking the possession of much needed conveyance of land.

​

In the meantime, Federation filed an RTI application for getting all documents/plans of its area with the help of an Architect and was successful in getting the same.

SELECTION OF THE DEVELOPER FOR REDEVELOPMENT OF OM NAGAR CHS FEDERATION LTD. LAYOUT AS A SINGLE UNIT UNDER 79(A) GUIDELINES

On November 17th, 2024, at 10 a.m., the Om Nagar CHS Federation Ltd. convened a Special General Meeting (SGM) in compliance with the Government Guidelines under Section 79(A) dated 4th July 2019 to confirm the selection of the developer by all 8 member-societies. In the presence of managing committee members from each society, the representatives of each society reaffirmed the resolution passed in their respective SGMs to select the developer. Then the representative of the Dy. Registrar of Cooperative Societies declared the unanimous selection of M/s. Keyace Realtors Pvt. Ltd. (a subsidiary of Keystone Realtors Ltd. bearing brand Rustomjee) as the developer to carry out the redevelopment of the Layout of Om Nagar Co-operative Housing Society Federation Ltd. as a single unit under Section 33(9) of the DCPR 2034 for Cluster Redevelopment.

30th October, 2024

 

On October 26th and 27th, 2024, all 8 member societies of the Om Nagar CHS Federation held Special General Meetings (SGMs) in the presence of an Authorised Officer appointed by the Dy Registrar of Co-operative Societies in accordance with the Govt. Guidelines under section 79A dated 4th July 2019. During these meetings, each society unanimously/by majority selected the developer of their choice to redevelop their buildings in Om Nagar Layout of Om Nagar CHS Federation Ltd., on whose name the redevelopment is being carried out under the provisions of Section 33(9) of the DCPR 2034 for Cluster Redevelopment. The Om Nagar CHS Federation will hold its own SGM shortly to confirm the selection of the developer.

23rd May, 2024

 

Rustomjee organised a layout presentation on 16th May 2024 for managing committee members of all member-societies of Federation. (AGM/SGM members of the Federation.) They explained the entire layout, elaborated on individual unit designs in different segments and answered queries. They would share the presentation file/PPT to the Federation for feedback. Once the areas of all units were finalised by the sanctioning authority and a feedback received from the Federation, they would modify the designs.

9th April, 2024

 

M/s. Keyspace Realtors Pvt. Ltd., wholly owned subsidiary of M/s. Keystone Realtors Ltd.(Brand Rustomjee) has been selected as the Preferred Developer for redevelopment project of Om Nagar Federation Layout in the SGM of Om Nagar Federation held on 15th March, 2024 subject to approval and NOC from Registrar of Co-op. Societies for formal appointment as Developer. The selection was in turn confirmed in SGMs of all member societies held on 23rd March, 24th March and 31st March, 2024.

CA Appointment

​

As per discussions held in couple of MC Meetings and with the PMC, a decision was made to appoint a CA for Federation to assist in determining the financial health of both the developers. After due  interviews, Mr. Nikhil Sabharanjak was appointed as CA on 5th December 2023, for assessing finances of both the builders, their capabilities to carry on and complete the project in a given time frame and to verify their source of finance with documentary evidence apart from their funding initial investment till the sale component is open for transactions. The opinion received from the CA would help the Federation to arrive at a conclusion to decide a preferred developer for Om Nagar Project.

10th October, 2023

Site Visits

 

Subsequent to the presentation before residents of Om Nagar by two developers earlier, the Federation arranged site visits for properties of both the developers to verify/ascertain in person, factual information regarding 1. Whether properties were of redevelopment or of green field development  2. Exteriors and elevation of redeveloped properties 3. Whether properties being shown match members' expectations  4. Internal amenities and space given to redeveloped areas to existing flat owners 5. Parking space provided - conventional or mechanical or both ? 6. How helpful was the interaction with the developer or its representative on the spot. and 7. Placements of redeveloped segment and sale components - composite or separated.

Rustomjee presented three properties at 1. Prabhadevi/Parel (partly completed-not under redevelopment) 2. MIG colony Bandra East. (Redeveloped and completed) 3. New D N Nagar (Redeveloped and completed)  at Andheri West.

 

Atharv showed 7-8 properties in Andheri East and Vile Parle East under Redevelopment - many of which were completed and handed over, few under construction and  some acquired for redevelopment recently.

 

For both visits an architect and a civil engineer from PMC accompanied the members.

Redevelopment Progress

​

M/s Keystone Realtors Ltd and M/s Atharv Lifestyle presented their revised tender offers for Om Nagar CHS Federation Redevelopment process in an audio-video presentation on Saturday, 2nd September 2023. The presentation meeting was concluded by Federation PMC, M/s.Shilp Associates with studied and expert comments offering practical suggestions to all attending members. 

 

The programme started at 2.00 pm and concluded by 8.30 pm. Around 600 members from 8 Member Societies in Om Nagar Federation attended the presentations.

 

The event was considered as an important step ahead in the process of redevelopment of Om Nagar lay out by many attendees.

21st August, 2023

 

REDEVELOPMENT UPDATE

 

Three developers,  a) Chandak Realtors, b) Keystone Realtors and c) Atharv Lifestyle have submitted revised offers for redevelopment of Om Nagar Federation layout. As a part of the process, the Managing Committee in consultation with the PMC has decided to have these three offers in a proper live stage presentations for members of all 8 societies in the layout. The presentation is scheduled to be held on Saturday 2nd September, 2023 at Capers Banquets, Sakinaka, Andheri  East, Mumbai. All members (only) are requested to attend the same and also to contact the Managing Committees of their respective societies for more information. Entry Pass mandatory .

FEDERATION ELECTIONS

 

  • The election of the Om Nagar CHS Federation Ltd. was held on 2nd July 2023.

  • An election officer appointed by State Co-operative Election Commission, Pune chaired the meeting. All Committee members were elected unopposed. Thereafter the election for the office bearers was also held in which all office bearers were elected unopposed. The election was for the period of  5 years from 2023-2024. The Election report was acknowledged by the Dy. Registrar, K East on 8th August 2023.
